Younger Widow looking for ways to make money off of $400K

My husband passed at only 50 years old and I am now faced with a life without him. I have cash and I need help knowing how I can invest in real estate to grow it. I am unemployed right now since Covid. If I am buying an investment property but I am not employed would I qualify for a bank loan if it will be a rental property and generate income?
