If all goes well I will be starting my first real flip with a 3 month timeline this year while I wait for my current, primary residence live in flip to hit 2 years.

It would rent for about 1200-1300I can't find anything that hits the 70% rule, nor the 2% rule.

The idea of hanging on to it for an investment purpose when I already have it and want to head into the investment property business makes sense, but only if I can do it legally, feasibly and financially efficiently. 

But after several years of hit & miss frustration they decided to convert it into retirement living for 4-5 active & 'with it' elderly ladies.
