The Redemption Period ends on June 13th - I'd like to extend an offer of "Cash for Keys" with a Waiver of Redemption but the documentation I have says I can't contact the occupants of the home.The Title Company running this transaction will provide a Title Commitment for Title Insurance after the Redemption Period is over, which (as mentioned) I'd like to expedite.Can I insure the property with only a Quit Claim Deed?

You are young and can take risks and have no real commitments. 

The title company will spell this out for you during the contract phase with what is known as a "title commitment".

Wholesale is very stressful, it is a job, I knew how hard it was prior to committing.

., so it takes a little homework before the bank will close, but I would get a commitment and then hit the ground running.

Both #3 and #1...keep contractor 1 working while getting quotes and written time commitments from contractor 2 and 3.

I would then try to get them to commit to meeting you at the property to walk units with you or at least meeting for coffee/lunch.
