However I also think you can be a great investor without becoming an agent.We do have a free online licensing training program now with my broker. 

I'd research realtors online, or maybe someone on this forum can give you a recommendation.

Both online and with paid professionals in person.  

I have been trying to help her for the last two months and teaching her how to use the app on her phone but they are many online items that need set up.

I already have partners on line.

You can learn most of that online.

My plan was to talk to a realtor to get a realistic idea of the potential value of the property; bring in my contractor to get a realistic price on the rehab to make it a better rental and to try to find rental comps online.

Given what I know it needs without even seeing it, though (new roof, fascia repairs, animal control, new boilers, lead and asbestos remediation, oil tank removal--and that's without knowing anything about it structurally or cosmetically on the inside), I'm guessing I would have to put in roughly $100k in rehab.
