I have worked with several real estate agents/brokers putting together multifamily deals in the 5%+ cap rate range.

I have a couple properties right now, but have a package of single family properties under contract right now, and am looking for a good insurance agent/broker to give me some quotes.

So currently i dont have a Real estate agent.

It's suspicious to me that Zillow says $90k and your agent says $120k. 

Have a real problem with real estate agents, buyers brokers, etc.  

I'm also an agent.

Thanks Josh Caldwell and Albert Bui I talked to couple of loan agents and they all said I don't qualify for a conventional if I am self employed without 1 full yr of tax return even though I had solid full time work history of 10+yrs with no gaps in employment.

I'm from Queens as well, I'm a RE agent and recently began a marketing campaign in Florida.

He did mine and did a great job--efficient, fair priced, knew what he was talking about, and didnt play any of the seller's agent games. 

Vacancies (and turnover costs such as repairing the unit to make it rent ready and maybe paying a leasing agent) are potentially huge expenses that MUST be factored in.
