I have a home owner that has 3 properties that I would like to purchase with a cash flow if $2400. They want 185k does this sound like a good deal and we're can I get the money to purchase. Thanks

I would run your numbers through the rental property calculator under the tools tab on this website.  Since I am in California, my numbers would be different than yours.

Then, after running the numbers, if it looks like an amazing deal, look up your local real estate investment group.  Investors go to those meetings and are always looking to jump on a great deal.  You could workout a partnership with them in some way.
