It's going to be a learning experience, and as Michael said, you'll want to A/B test this as much as possible, but once you have it dialed in, it should require very little maintenance.

The transfer tax (a BS tax imo) is typically paid by the borrower & is only charged if a village has a transfer tax charge.I could be wrong but I don't think a seller would ever pay for a buyer's property taxes.

go to the house if it's a possible deal. things change in person, and you'll get a good idea of the house. if abs owner can't meet you because they're out of state, still cruise over to the house. it might be terrible, and you don't wanna get a house that might be a pile of sticks.on equity, that should be talked about earlier on. do you own the house free and clear or how much is owned. title company will show the truth if seller is lying.
