Master Lease Suggestions

We have a possible deal for a duplex.  The owner has a vacant property that needs repair and updating.  The property is in a B area and should rent well.  The owner is not willing to sell but needs help getting the properties back up and running.  The duplex is presently in the name of her mother who has passed away.  The property has a 1st & 2nd but still has a great deal of equity in it.  The current owner cannot refinance the current loan or afford to continue paying on the mortgage.  We would like to structure a plan to help with rehab updates in order to lease the property.  Any ideas on structuring a win-win deal here?
