If you are referring to the homeowners settling with the bank that is a very, exceedingly rare circumstance once the Sheriff's Sale date has been assigned. 

At some point the listing agents are just going to start ignoring that agents offers if they are all low balls.I also think if you start assigning a value in dollars to your time, someone is going to quickly come to the conclusion that spending that time writing hundreds of offers to get a deal is going to end up paying themselves less than minimum wage when everything is said and done. 

Or is there a way to get financing personally and just assign the title to my company?  

Is this a contract that's assignable for a fee?
