When i am uncertain about a new property and the rents it will fetch, i put out a craigslist ad with the address and whatever pictures i can get my hands on and market it for the rents i want. you should know by the response in a couple of days if the rent is too high or low. 

And how big of a DMM list you think is good to start with to increase my probability of a getting a response and getting quality leads?

My question is, since there is no title, can I be held responsible for any past liens against the mobile home?

We will then transfer title to the LLC upon closing (we have received lenders permission to do this).My question is, when we come to purchase another property will the lender view me as responsible for the whole mortgage debt and only 33.3% of the income?

I called him with no avail, and I emailed him with no response. 

I see this as each of them put 50% of capital in and are 50% responsible for the loan.Does this sound like a 'more compliant' way of doing things and still keeping a low down initially for those involved?
