Home conditions changing after contract before closing

My son recently went to contract after a home inspection. Yesterday he went to inspect the repairs and they were not completed or were done by an unlicensed professional. Apparently the home is now vacant with the exception of five cats which are defecating wherever they want. Closing is less than 90 days away. He still wants the home but feels that the value has changed. Any suggestions? Thanks..

A title search has nothing to do with getting insurance. Maybe your title co doesn’t want to do it in case you can’t close.
90 days is a crazy long closing date.
If you used an agent and a FARBAR contract, it requires seller to maintain property in the same condition it was at time of contract execution.
Nothing in the contract says repairs have to be done by a licensed person.
