At a 100k price point at roughly 1% return you might as well just put it in index funds in the stock market and you would get similar returns with 99% less effort. 

Is there anything in particular that you would like to help with your management efforts?

For a HELOC, usually the appraisal effort is much lighter than an initial loan.

If it's a strong seller's market, trying to wholesale may be a frustrating effort.

It's not an insignificant investment, but we think there is significant demand.In general we look to automate processes, implement systems to quickly collect payment, increase marketing efforts to normalize occupancy to 80%, and to expand into boat/RV storage.

Depending on the platform you may not have a choice.When Irma came through I thought I wasn't going to get any bookings for a while but we ended up getting a 5 day booking from an out of state contractor that was here with a crew helping with the recovery effort.

We also sit down with the onsite manager and go through the financials related to their role of running the park (collecting rent, problem tenants, sales of homes, marketing efforts, recurring maintenance items, problem areas in the park infrastructure, etc) If we don't find any deal killers during our initial walkthrough, then it makes sense to schedule contractors to do formal inspections.

I don't have any experience in the field besides what I've listened to on BP podcasts, but am willing to put in the time and effort.

I was shocked by the level of detail but loved how much effort the owners put into it.
