I'm totally confused and have until tomorrow morning to come up with an additional 157,600 as I have 50k in the bank from my first deal. 

Total expenses per month according to the owner are about $215, gross rents are currently $1275.

Selling for about 550k, 11 units that can be expanded to 14 units, 5400 sqft total on a prime downtown 1/4 acre C17 lot.

The borrower's total PITI (+HOA, if applicable) payment should be lower than local rents to make it in the borrower's interest to perform rather than stiff the lender.

These loans are secured to cross collaterizing multiple homes and apartments.
