I bill hourly as a consultant and have offloaded some my accounts to allow me to beat the pavement, interview, and network, which I've been doing pretty heavily for the past couple of weeks, otherwise, with the way I work (nonstop), this jump will never happen.Thoughts on being able to use a sizable down payment to supplement reduction in income?

However today our attorney discovered when pulling the deed/title info that the trustees have filed a Motion to vacate dismissal on March 18th and Supplement to that on May 20th, and this wasn't even entered into court documents until this week.

The subject property will need to meet a debt service coverage ratio minimum, typically between 1.20x-1.40x - essentially meaning the property needs to cash flow between $1.20-1.40 (depending on which bank) for every dollar of debt the property carriers.
