5 unit multi-family, new to commercial

Can somebody evaluate this deal a bit more for me? I'm new to commercial world and this deal has come to me and it looks decent. The asking price is 175k and the broker said the owner would consider short term owner financing but I am not sure how hard it would be to obtain financing when the time comes to refinance. I have no loans in my name and should be able to get a mortgage early next year and 175k is priced pretty good for per unit, I would think it would appraise higher than 175k also.
