Continuing education, license fees, rent, software and other overhead expenses must be accounted for and are built into the rates that are charged.  

Just to chime in here as well, there are some great software options out there they allow you to write the property listing once and syndicate it out to dozens of listing sites for free, so you don't have to re-create the listing over and over on all the listing site. 

I am doing a career change (finished a pre-med degree 2 years ago) into software development, and should be done with my second bachelor's in the field in December 2018.

Also what property management and bookkeeping software do you guys find helpful and easy for new rental investors?

Air Bnb software makes it easy to export data for accounting and run analytics on nightly rate, occupancy, etc.

Check out the software out there that integrates all this, application and screening reports into one easy online system. 

@Rick S. my tenant says she signed up online already and is set to start using the software. but i dont see anything on my dashboard is that normal or should i be able to see something there related to my tenant and property? 

If so then multifamily management software is completely worth it and kind of needed.  

I made the shift from being a software consultant to real estate and I wish I had done it sooner.
