What to do with the money set aside for Cap Ex, Vacancies, Repair

Hi All,

I'm just about to get my first 4-plex that needs quite a bit of work. First I am wondering what do you guys do with the money you see aside for Cap Ex, Vacancies, and Repairs? Do you combine them all in a savings account or open separate accounts for each? Also what property management and bookkeeping software do you guys find helpful and easy for new rental investors? I'm currently looking at tenant cloud which is free up to 75 units. Let me know what you guys think down below!!

I keep a separate account with these funds.  I sleep better at night knowing we have reserves when needed.

On property management we use Buildium.  I think it is a simple, scaleable, cloud based product that has the ability to do just about anything and keep our owners satisfied.
