@James Muokie  The structure was very simple because it was only me. 

Don't stress, If you have a non paying tenant the process is fairly simple.

It allows you to start EXTREMELY simple and free, while adding tools to your skill-set, without having to recreate or alter your data.

It should be very simple to install two meters and have the water in the tenants name for each building.

Most owners are savvy enough not to let someone cherry-pick their best properties but I’ve never been able to put together an attractive offer (for a buyer) because for me it’s: “Hey, I’ll pay retail for the good stuff and whatever upside there is will be in the junk, and it’s gonna take me a while to figure out what to do what junk!”

Let's look at a (very simple) refinance example:Assume you bought a $100K house for $20k down.

The Nest is pretty simple and you have to tie it to an email address but the factory reset and setup is fairly easy to do. 

I find Square is simple and the rate very competitive.
