In my personal opinion, single family homes are better for the long term.

With this in mind, I think I share the same goal as you of having a solar panel on one of my properties - be it on my personal residence or an investment property. 

I personally would not even bother with a counter....

The number one thing I would suggest is to get involved in local real estate meetups and start to meet other wholesalers in person that you can develop relationships with. 

As far as private lending, I would just make sure you are vetting the person you lend to. 

The property is a 7% caprate, this the best deal I've seen personally in the last 9 months, it was an off market seller who is doing seller financing.

Anyway….Personally I think SMF is the worst type of property for sale in Vegas.

If you like the person, allow them to mini-JV a deal with you on a smaller scale and teach them inside of that framework.If you have never mentored or coached, you have to be very careful as most "students" think it will be way easier than it is and want you to make it happen.
