Most have no interest in working with investors, and the few who do, aren't willing to put in the type of work needed to find the kind of deals I do.Seeing as I take over existing mortgages, upfront analysis is not something that would help to narrow the field.

I have narrowed down my choices to Houston, or DFW are in Texas, or probably Long Island, New York since my family lives there. 

You have now ripped the band aid off and gotten past all the mistakes, so now you can move forward and make all the successes!

And the SEC has set up the operational rules regarding  Reg D 506 B and they require the investor to "self" attest to their own qualifications....wink, nod :)  It is not the syndicator mis-representing the investors qualification in this case. 

It seems there are 45,000 homes in this area and our criteria narrowed it down 537.

My husband and I have narrowed down our first area of town and are working to build our list.

For example -- Deal One is with person A and B and Deal Two is with person A and Z, and so on. 

There are several providers of of this service here on BiggerPockets including myself so I suggest you do a little search, look for the recommendations of other investors who've done the same thing, review references, narrow your search down to 2-3 providers and then interview/consult with them.

I do my initial screening and narrow it down to 2-3 applicants.
