We are doing our first direct mail campaign in January. Will wholesale. 

Over the past month... My wife and I have already found a Title company that will help with wholesale closings, have started a small but solid local buyers list and have attended two local REA meetings. We are purchasing our leads list this Friday. 

Any advice on refining our search criteria is appreciated:

• the four cities in our area, all are secondary markets. 

Property:

• Equity 40-100%
• SFR
• Year built 1900 - 2012 
• Total Assessed Value $50,000 to $300,000  (Median House Value is about $225,000)
