The reverse is true for better areas.Another thing to consider is the attitude/expectations and upward mobility of tenants: Tenants in the very best areas may be "entitled" and expect a perfect unit and lots of improvements. 

I have a steady income through another business that I enjoy and will not be leaving anytime soon so income replacement is not an issue and I surely don't need another job as a flipper or wholesaler.

What are day jobs that apply to the business, or helped you get to where you are now?

Got a decent job saved a little bit of money and bought in the reno market when things were still fairly depressed.

The real reason why think I was let go was that I couldn't hide my feeling about having a JOB.

It is an improvement to the propoerty, so it should be depreciated, over 27.5 years.  

Even if you sell it as-is having it cleaned out is going to improve your sales price. 

@James Carroll;  Between my regular job and running GC over the rehab, I honestly just haven't made it as much of a point to network as I should have.  

And any improvement on how much less you have to pay on your mortgage is an improvement.
