What kind of neighborhoods do you target?

I'm an agent licensed in MD, VA & DC and am looking to do some targeted marketing for some wholesale deals. What areas do you target? I have a quite a variety to choose from and am looking at some transitional areas in DC to start.

What parameters do you look for? A,B or C neighborhoods? Suburban ? Established neighborhoods? School districts? 

I'm interested in hearing what other wholesalers are targeting and what kind of results are you getting. Thanks in advance.
