The reason why I've asked is because I have talked to an investor of mine, who expressed to me that he wants properties that are closer to move in ready... as if too much rehab, is a deterrent for him.

Therefore after expressing this to Kenrick he provides me with a couple properties that are sparkling new one million dollar homes.

They make up for lack of volume by extreme mark-ups on product, labor, and delivery.

Don't know what "priority pictures" would be - but some sort of express mail for sending docs back and forth is not out of the ordinary.

Currently, a lease is signed by the customer when making delivery of the storage unit.

@Leah Bonner   I think it might violate the biggerpockets terms of service to express what I think about someone that calls the relatives of dead people to make a buck off their tragedy.

We used clique studios a few years back and they were great. delivery was furniture style not on the pallet. there was one incorrect size but it was a packing error not the order and quickly corrected.

To be honest with you, there are a bunch a ways to construct a deal as long a all parties involved have their interest and terms expressed legally, and that they all agree. 

Do you think it would be extremely expensive to order a delivery from there?
