In my limited experience I'd echo what most on here would say, do the math, take out the emotion from the deal and pick a strategy that you like and works for you.

My knowledge and strategy are slowly catching up to understand this :)I gaining familiarity with secured LOC's and see that there is a limit on the amount I can borrow.

PLEASE HELPIn a perfect world, it is a good property to use the BRRR strategy on and generate income for all of us.

However using leverage is also an effective strategy.

Sure there are buy and build strategies (I.e. renovating, fixing up, flipping, etc) but that is active work and frankly I haven’t build an eye for that yet and think there’s more risk.I can take an example of a triplex property in Bridgeport CT I was looking at (and I have many many more) Purchase price of $225k.

Are there any others out there who have utilized SFR buy and hold strategy in Texas that would be willing to share their story - pros cons etc.?

BRRR is a great strategy, but it requires a good team to complete successfully.
