Avoid anything made by Craftsman, Black and Decker, Ryobi, Harbor Freight (unless you're Jim K.), Ridgid (except for the lifetime warranty on batteries with their drill/impact set), Skil (except their worm drives and portable worm drive table saw), Sears, no-names, Chinese knockoffs, etc.

Frankly, I think "Mold Inspectors" should be taken out and shot..or at least encouraged to find other employment opportunities.The "deadly black mold" ship sailed long ago.

The more you "student-proof" the home, the less wear and tear and maintenance calls you get, and the more "passive" this rental becomes.I would also add that if the appliances need to be replaced (only if necessary) to replace with stainless steel appliances, trust me, you can find stainless steel appliances from a scratch and dent place for barely $100 more than a white or black appliance and the stainless steel will add much more appeal to your home.

When it would seem like over the long term, the economic loss of the additional income would actually cost more than the change over in tenants associated with the risk of physical vacancy.BiggerPockets actually has a great post about this very topic: https://www.biggerpockets.com/renewsblog/2016/07/0...For me it is not black or white.

Then come back for a decent repair later.Next issue is killing them, buy the ten pack bait poison from your local pest control place, and buy two or three big black bait box feeding box type things.

hello, I just received an text message from my landlord stating i have to pay the deductible, due to when my kitchen caught on fire when i was frying french fries, it was't major damages, only to the stove and microwave and these were mines and i replaced that, they only had to paint the kitchen walls they werent burnt just the black stuff from the smoke and we cleaned the walls, but they told us not to clean the walls and asked us to stop. they cabinets are what got just a little burnt mainly the cabinet over the stove, however she still hasnt replaced the cabinets. can she do this i'm from winston salem nc.

But, yes, she's doing her best to get rent control in Seattle, and since she can't do that because of the state laws, she's working as much black magic as she can to try and create the same result as rent control.
