Possum Tenant Issues

I have a tenant that is complaining about a possum family underneath the deck.  Their dog has caught one and they got rid of it.  They have been requesting me to get an exterminator to set traps. The possums have not been inside the building, they have left droppings on the deck and they like to hang out in the fig tree in the front yard.

My lease clearly says after 30 days the tenant is responsible for pest control. They've lived there for 6 months now.  However, after doing some research, I think there would need to be a wildlife specialist who would need to trap them.  Also, the CA law states the landlord has to provide a 'habitable' building which I believe I am providing. Obviously, I'm concerned if someone gets bit.  The dog should have their rabies vaccinations complete.

They love dog food and the fruit tree is good source of food also.

Tell tenants not to leave any dog food outside..  and basically buy a trap and set it and let them loose a ways a way...

Opossums love trash, garbage, make sure it's all in cans. with lids
