Hello BP community,I have a duplex located in upstate New York and I have a tenant who’s lease expired on 8/31/20.

I recently sold my apartment in New York and moved to Delaware.

I would have no trouble pursuing them in New York State or California.  

Eviction moratoriums may be unprecedented on a nationwide scale, but they're indicative of power plays in real estate and urban development that have been around for decades on a limited scale, especially in NYC.So, I would tell the OP to not listen to anyone who doesn't have enough historical background about Robert Moses and the New York politicians who were not only influenced by him, but have been going by his playbook for years now.

We've used the far-bar contract for years, but switched to our own 2 page template that our closing attorney drafted as we felt it helped us make the process a little less confusing for our sellers, which in the process, helped us increase our conversion on appointments.

Barring a more diplomatic solution it sounds like the alternative is to delay treatment until they vacate but is tantamount to not doing your job.What would you do if water were leaking through the ceiling of the apartment below this one and the tenant refused access for a plumber?

Also - side bar, I rent in a rent-controlled apartment in LA.

Most leases require the person signing the lease to be the lessee barring a sub-lease that all parties are aware of.
