He puts your tenant's tears on his hot dogs after he raises their rent. haha, love it mate.Believe it not, our rents are priced a bit lower than other PM's in the market.I guess that's why we keep vacancy across the book at 5% or less with only a few evictions each month if that.Thanks for the mention amigo

Keep in mind, you can only host open houses for listings within your brokerage. and if you go to other agent's open houses and start soliciting the patrons for business, the agent/host will not take kindly to it :)

This will be hard if he intends to keep the property as he will not want to pay you full market price.The main point is that you need to make sure that both sides are comfortable with the arrangement up front.

I would keep your peak season pricing the same and look at improving the rest of the year by decreasing pricing some until your occupancy rate ticks up a little.

And I'm sure you know that northern portion you are in is a great place to be as well, it's just more challenging with the prices being higher sometimes those rents don't keep up as well.
