Any advice on areas to invest in Dallas,TX?

I'm located near Dallas and I'm ready to start my REI investment journey, preferably starting here in Dallas since it's where I live. Any advice on locations whether it be STR,MTR, or LTR would be greatly appreciated.

Very few 4 unit properties here in DFW area. Chances are you need full rent from all 4 units and good down payment maybe 30-40% to make them break even or cash flow if we can find them. I would also say there are even fewer "high end" 4 unit places in the metroplex. So that means the buyer/hacker would need to likely pay their full share of their rent. Extremely rare to see one where 3 units would pay for the 4th and allow the buyer to live free. Typical deal would look like $850,000 for a 4unit with rents around $1500-$1600/month per unit in lower middle class area. Decent area, but not one of the better school districts or better parts of town. I almost never see these go to owner occupants, most to investors. So that 3.5% down FHA Youtube video from 10 years ago, doesn't really work for most deals around DFW. Obviously there can always be exceptions, but that is not the standard or common deal.
