I know the banks are tough but once you get your financials in order and have a good cashflowing property thats been rented for 6 months or longer you will eventually find a good bank to partner with.

We want to live in a neighborhood that is great now, even if that means making sacrifices in other areas.The question for us then becomes, how do we make the smartest financial decision considering this criteria?

Currently this owner is operating at a loss (they gave a spreadsheet of the financials) and I did some more digging and this seems to be a retiree that may just not have any interest in running this anymore.

We don't have to go very far and look at other cities to see that rent control doesn't solve very much but creates even more problems. 

Does anyone have experience solving this kind of issue?

Financial freedom is of course always the goal and I am sure if done right the money will come my focus is wanting to build a legacy for my family !!!!
