I would however be interested in knowing what can a buyer's agent do for him that the listing agent, the title company, his real estate lawyer, a local investor and he himself as an investor are not able to do other than make it 'easier' to transact, if agent representation is not what he may be looking for?

Long story short I was not able to do work that day, turns out the tenant had also called code enforcement and told them I was doing things without pulling a permit so code enforcement came out and gave me a red tag (even though code enforcement never actually put a notice or anything on my house/door).
