It would be great to have a data dump on rent prices and sale prices to narrow down the specific areas (county/neighborhoods/zips) that are more likely to have homes that could generate positive cash flow, but not sure such data is available.

It is unlikely you want to invest in all the area of your county so adding some filters will help you to narrow it down.

That might help you narrow it down. 

So, you don't need to spend $50k per year to net some deals.The key to keeping your budget in control is to have strong negative keyword base and to use very narrow tailoring.

Narrowed down to Edmonton, have been out (last weekend) and am going back again this weekend.

driving around by car though obviously you need to identify a narrower geographic region (a city or town) first.    

Once you've narrowed down your approach a bit it will be time to dig in.  

In short, I do not believe a search engine will enable you to narrow the number of property managers to a reasonable level in larger metro areas.

-how to physically divide the space (legally)-parking if the driveway is narrow so tenants will block each other in.I do have a townhouse with a 1 bedroom/1 bath "lockout" that is rented separately.
