How to narrow down specific investment areas

Hi BP community, relatively new to BP and am getting used to using the tools for analysis (in this case looking at long term rentals). While the tool is great, just curious if there are recommendations for easier ways to hone in on particular areas within a chosen city rather than cranking the numbers out one by one. It would be great to have a data dump on rent prices and sale prices to narrow down the specific areas (county/neighborhoods/zips) that are more likely to have homes that could generate positive cash flow, but not sure such data is available. Any recommendations on how to narrow things down to smaller areas?
