I’ve rented three different apartments with Peak Properties and they are very professional (tenant perspective).

From that perspective of buying a SFH and converting it to 2-units, I think the numbers can work.

@Nick Hundertmark I've recently found myself trying to put something similar together from a financing perspective in the Harrisburg area.

I would appreciate the BP community’s perspective on the best way to approach this.

Thanks so much for your feedback Christine, this puts it into a good perspective and as the fire has died down and we've communicated with some neighbors it seems likely that the ones who will not rebuild are most likely ones who are not insured properly. 

If you are intent on keeping the property, you may potentially do best (from a tax perspective) for the property to pass to the three daughters after Mom's death, when the three daughters will receive a stepped-up tax basis and may be able to sell the property with minimal taxes. 

So im pressed for time and i only have 30, 35 days to find analyze inspect appraise and close on a Multi family i need a Pro's Advice i also need alot of different perspectives on were to look and how to go about it what strategy and process do you use ?

Built in late 2000's, town is the only one in the area likely to see appreciation and has seen 8% increase in rental rates in the past three years.Although I plan to occupy the property (likely with roommates) initially , I would like to examine both deals from a worst case-rental only perspective because there is no guarantee I will be staying put.
