Thanks so much for your feedback Christine, this puts it into a good perspective and as the fire has died down and we've communicated with some neighbors it seems likely that the ones who will not rebuild are most likely ones who are not insured properly.

If you are intent on keeping the property, you may potentially do best (from a tax perspective) for the property to pass to the three daughters after Mom's death, when the three daughters will receive a stepped-up tax basis and may be able to sell the property with minimal taxes.

Built in late 2000's, town is the only one in the area likely to see appreciation and has seen 8% increase in rental rates in the past three years.Although I plan to occupy the property (likely with roommates) initially , I would like to examine both deals from a worst case-rental only perspective because there is no guarantee I will be staying put.
