Hello,I have 10 unit 10,000 square foot apartment building that I have acquired in need of complete gut rehab.

I figured that the neighborhood is excellent and if I got it under contract a rehabber would but it from me just because of the neighborhood and either rehab the house or demolish the house and then rebuild another house thereOr will I be shooting myself in the foot with this thinking?!?!?

If you are keen to get very involved in the development, perhaps you could strike a joint venture deal with a local builder? 

I'm always trying to strike that balance of improvements to make sure every dollar I add to the property increases the ROI, rather than just making it look how I think would look good.. so curious how others approach it also.
