Sometimes you may have to empty the place because of some critter infestation :) then naturally repairs f you have to go as far as tenting it to get rid of the problem it may be worth it if its squatters you maybe able to arrange a deal to get afew tougher ones to hang around I know of one gentleman who if they have a car (he has a fancy high dollar pellet gun) starts with the windows after replacing some catch on if not have known him to pop the folks directly a time or two.

Would those who have more experience than me suggest I look for foreclosed properties using cash again and simply catch my breath for a bit or is it a better idea to look for deals that don't require cash only buyers and use the cash in conjunction with additional loans?

Too much can and does go wrong and not being able to put your eyes on it and relying on someone else to look after you financial interests when it may not be in their financial interest is an iffy proposition at best.If you hunt diligently and network locally you will be able to find a better deal right where you are.
