I wish i would have, it's a beautiful thing to have a multifamily investment property with an extremely low down payment.

The "wear and tear" is much more extreme, so I typically have some repairs on every turnover. 

In cold climates, the expectation of a tenant opening the window, If available, when they shower is probably not realistic.  

There are a lot of ways to find these deals, from networking, to cold calling, to direct mail, internet marketing, etc. 

Cold calling the owner, direct mail, try to meet up with the owner?

My first mistake I know no push back but I was extremely happy that I found this "golden situation" on my first time out.

This is a sales business, so don't be afraid to cold email/call brokers that you would like to work for.

I recently was in Albany with a bunch of landlords and some small business owners talking to state senators about legislation that recently has been passed in New York that is making it extremely difficult on landlords especially with rent stabilized housing.
