Two Ambitious 24 Yr. Olds Seek Advice for Next Big Step

My business partner and I are seeking some advice from this amazing community of such successful and knowledgable investors. We are ready to make our next investment and would like some feedback on what might be the next best step to take. 

Our current scenario: Based in Scottsdale, AZ, we have been investing in Real Estate for 3 years since we graduated college in 2017. We took the house hacking approach and bought 1 property per year over the past years as primary residences. Currently; we have 3 properties (One house hack, one long term rental, and one Air BnB) The house hack is breaking even, the long term rental cash flows about 700 per month, and the Airbnb makes about 10k per year. 

In the end, this allows us to make about 17k per year or $1,400 a month in cash flow. 

When we started this business we had a goal to get to 5k of cash flow a month so that we can each make $2,500 and become financially free as quickly as possible. 

At the rate that we are going, we realize that with one house a year we will reach our target in another 4-6 years depending on levels of cash flow from each property. This sounds wonderful, but we are ambitious and believe that we can achieve this goal much sooner with the right guidance and direction. 

We have money saved up to invest in our next property, however, the values of homes have gone up in our City so much that the numbers don't make much sense anymore. We also have a connection with an investor who is ready to commit to working with us when we present some good options to him. 

I know that this community has some great wisdom and can help share strategies or ideas that I have yet to think of to help us achieve our goals and grow so that we can leave the full-time jobs that neither of us cares for.
