Panic is setting in now for new investors and rightfully so, but when you commit to a deal, sign a contract, and the seller acts reasonably, it's on you to close the deal even in these circumstances in my opinion.

"Comps" simply are not available for rentals except in the form of "asking price".

Based on the facts and circumstances we know here I'd struggle to classify this as an investment asset. 

Those circumstances did not exist prior to that, or after that.

In contract for 225,900, 40k reno, 400k arv appraisal. 400k arv obviously was when the markets were doing well and now I'm excepting atleast some drop in arv.

Given my starting point, I found that our circumstances are better tailored to particular niches and strategies.

All property owners have just moved forward with no concern of the map and nobody really knowing where the property lines are the title company said I could have a survey done of the entire block and then renegotiate with other property owners if Need be or I would Just have to except it and continue and close escrow as has been done for multiple decades now is anyone have any experience recommendations the title company will put an exclusion to the title insurance based on the property lines.  

Just be sure you buy on exceptional margins and sell at 80% of where everyone else has their land for sale.  

There's been no issues over the last 10 years except for the guy who had ex-cons who smoked the last few days, just to stick to the schedule.

If you have found a good deal, invest regardless of the circumstances.
