I would be much more comfortable purchasing what you described if it were in City Heights, with a history of lack enforcement, than I would be in poway were the illegal units would have a high probability of getting shut down as additional units.

The buyer would have the option to end or renegotiate the deal since the information presented describing the property was materially incorrect.I disagree that it would be obvious to the buyer that a property is 1.5 versus 2.5 acres.

Chris What you describe for the person losing the home if they dont have a ton of junior debt is a wind fall.. they get the overage :)I have seen many times were owners that lost property got far more money losing it then trying to sell it..

True wholesalers are investors they buy their inventory mark it up usually do a little spiff job on it and resell. what is described as wholesaling on this site is just pimping contracts and in most cases in an illegal fashion.State of IL cleaned it up License required..
