You may be able to go FHA, more expensive a loan product, I think, but much lower down payment required, and if they question you already owning the first one in the same town, you'd have the reasoning that you'd like to have your own primary residence apart from your parents.

I've owned apartments all over, including the seedier parts of Long Beach (love the city but not those neighborhoods) and saw how the wrong product can nickel and dime your ROI to either require too much management or too high expenses if never sufficiently capitalized.

Just remember that you are marketing "to" not marketing "with".Beyond your plan above, suggest you consider two things beyond the obvious probate process and documents required to transfer real property:Learn to filter your records and be able to scrub the undesirables both up front and during successive mailings as well as a way to identify the high probability records for possible different treatment.Have a Lead sheet ready for all callers so that you can have a productive conversation.

The taxes they forward to the the govt. are included in the cost of the products they sell to individuals, and therefore individuals actually pay the corporate taxes.
