So I think Jersey will definitely get a little bump out of this but other states will get an even bigger bump.

We are larger now so have in house cleaners as well as 4 vendors so it is easy to fix bumps in the road but...When we were smaller we always had backups. 

This basically bumps up your potential qualification. 

To me it's not even a matter of what I call "working into the rents" meaning maybe you paying a higher price now, hoping you can get some rent bumps in the next 3-4-5 years to help the numbers all work out.   

If you run into bumps, would you mind sharing?

It is either an owner occupant OR someone who has the patience to do the value add, bump rents ORa cash buyer with lower ROI standards.
