[Calc Review] Help me analyze this deal

Hello friends. I'm new to Bigger Pockets and am eyeing my first investment property. I'm finding that Portland's home prices are inflated, and it's hard to find something that pencils. I'm wondering if the projections in my report make sense and if buying this SFR and turning it into a duplex would be a good investment. I welcome any comments and take constructive criticism pretty well.
