Also what method do you use to transfer funds from your property LLC's to your 'main' LLC, do you just call it a management fee and bill the child LLC's?

Put $60K into a "reserved" cash account with third party (e.g. attorney) with 'don't touch unless the loan is called' along with other instructions.

If someone calls me to list or buy a home, I will probably freak out coz I don't know what to do.

Most people these days are going to look for you online before calling you, to check you out. 

I would call every wholesaler in your area and have them add you to their buyer's list! 

It is called "delayed financing" and it is very common.

It's a nice area, but I would call it an area that is in decline to some extent.  

I also have sewer & water line insurance provided by DEP via American Water Resources (AWR) but every time I call them, they say there has to be a clog and all they will take care of will be fixing the clog.
