@Brent Coombs Yes, this particular house is appealing to me so that is why I started looking into the whole process.  

I understand only so much can be taught through visually learning rather than hands on, but that's the point of the post, for people to explain how to physically start. 

It appeals to almost everyone and will help you do more deals/sales.

Hey guy,I am pretty much new into the real estate investing world and the idea of using seller financing to buy real estate really appeals to me.

However with a tenet, it would likely only be picked up by someone who is interested in buy and hold properties.However based on the asking price and the current rent income, that doesn't seem like a great deal, so attempting to get a little piece of the action and flipping it to someone else would make it even less appealing.

What can be done to a commercial unit or building wise to make it ideal or appealing?

Success comes from working and most people suck at working, so most people suck at success.I have to admit that wholesaling is definitely losing its sex appeal.

Although as someone soon to be loan limited straight cash has it's appeals.

Additionally, if there is or is to be a pound, it could well be a restricted area by ordinances due to the preceived dangers of water retention areas and if so there will not be access granted.A pound could also be nothing more than a visual amenity to the subdivision to be enjoyed from afar.
