Using Seller Financing to Buy Real Estate

Hey guy,

I am pretty much new into the real estate investing world and the idea of using seller financing to buy real estate really appeals to me. Said that I would like to know if anybody could share with me from your own experiences what to look for on my first seller financing purchase and how to calculate for how much can I rent it and pocket the difference. I read already this article which was pretty helpful http://www.biggerpockets.com/renewsblog/2013/11/05... , but I personal experiences would be gladly appreciated!
