A massive hurdle i have are my student loans which effected my debt to income so badly that i was denied financing from my bank Wells Fargo.

I'll be out of state which poses some additional hurdles. 

If people could get 20% CoC in today's market, property transactions would not be at an all time low and the forums would not be full of "can't find anything that works" posts.My hurdle rate is IRR of 25+% (would want higher for STR). 

I think the only hesitation is it being my first home purchase, and the mental hurdle !

It's not unreasonable since numbers in the South are going up, but did your agent explain the procedures and they can do once a week showings within a two hour window and everyone will have masks and gloves and only one group in at a time?

why is it unreasonable to syndicate 20% funding from investors and 80% from a bank?

I just have to overcome the hurdle of raising the funds to get started on the investing side lol.

But even then, it seems you can never overcome the hurdle of $11k property taxes.
