First time leasing a property

Hi all! I'm in the process of getting my first property leased. It's a single family home two bedroom two bath in the Baton Rouge, Louisiana area. It'll be rented out to a friend who is splitting it with another friend. I'll be out of state which poses some additional hurdles. My question is what/how should I be prepping and what should I include in the lease agreement? Any information would be greatly appreciated!

@Matthew Kurtz will you be managing the property or hiring a property management company? If you will be using a pm, they should have a pretty good lease which I'm sure can be tailored to your situation. If you will be managing it yourself, I'd recommend contacting a knowledgeable attorney to have one drafted.

Also, do you have a maintenance team and lawn care company in place? 

What's your plan to ensure the property will be maintained? I find that it's difficult getting good and trustworthy folks that will get the job done without breaking an arm and a leg.

I agree with @JD Martin to be prepared for things to go wrong with the tenants.
