There's preferences.If i have to choose, I would choose either AppFolio or Yardi Voyager, but these can cost anywhere from $14K to $150K. 

I give the warning because these tenants live in a little bubble and aren't considering the costs and inconvenience of moving.

IN our price points 20 % of the build cost is way more than we are paying  but we are giving him 30 houses a year to build.. so there is that.

I keep hearing how people are cost segregating, but I have pushed my accountant numerous times on this and he just saying that if we did the cost seg, all of that depreciation would just go into a reserve that would then be applied when we sell the home. 

If the property goes unrented or is rented but the tenant doesn't pay can you cover the mortgage, eviction cost, renovation cost and holding cost during that process and pay your bills?

And if they did, it would cost you way too much.You are behind the eight ball, which is probably why you are here, but it's not adding up.

Insurance has gone up a lot and costs of repairs, etc. 

.: @Michael Tompkins get a HELOC I suppose a HELOC makes more sense than doing a cash out refinance since I would keep my current interest rate and wouldn't have to pay closing costs.

Hi All, quick question, I was thinking on get some temp cameras on my new rehab, as is an out-of-town investment 2 outside and 2 inside, the outside I will keep for the tenants after we rent, the inside is for the rehab process only.this will imply having internet in the house, I was thinking on offering internet with the rent as well, you think this will help on the rental, it will add security to the tenant and I will be able to see the exterior of the house, remember that I'm new on this so your help is highly appreciated.Internet cost is about $70.00 a month As always, thank you for your input !!
